What Drives the Cost of a Bathroom Renovation
The handful of decisions that actually move the number, and why an honest quote needs somebody in the room.
Nobody can give you a real price for a bathroom over the phone, and anybody who does is either quoting a package that will not match your room or building a variation into the number on purpose. What can be explained honestly is what the price is made of, so that when you do get a quote you can read it properly and compare two of them on the same terms.
Floor area matters less than you would think
The instinct is that a big bathroom costs more than a small one, and it does, but far less proportionally than people expect. A bathroom is a fixed sequence of trades: strip-out, plumbing, electrical, screed, waterproofing, tiling, fit-off. Most of those cost roughly what they cost regardless of whether the room is four square metres or eight. Only the materials scale cleanly with area.
This is why renovating a small bathroom rarely feels like a bargain, and why the saving from choosing the cheapest tile is smaller than the brochure suggests.
Moving plumbing is the single biggest lever
The decision that moves the number most is whether fixtures stay where they are.
Keeping the toilet, shower and vanity in their existing positions means the drainage is largely reused and the work is contained. Moving them means new waste runs, new falls, and on a slab it means cutting concrete and making good, which is a different order of work entirely.
Whether that is expensive or merely inconvenient depends on your house. In a highset timber home the plumbing is accessible from underneath and a layout change is genuinely affordable. On a slab it is a real cost. That single fact about your house is worth establishing before you fall in love with a new layout.
What is behind the wall
Every quote for an older bathroom carries an unknown, because nobody can see through tiles. The common finds are rot in the bottom of a timber-framed wall, a subfloor that has been quietly wet for years, waterproofing that turns out to be absent rather than aged, and pipework at the end of its life.
A good quote handles this by naming the likely finds for a house of your type and age and saying what each would cost to put right, so that if it appears you already know the number. A poor quote stays silent, and the conversation happens in week two when your bargaining position is a room with no walls.
Fixture tier, and where it is worth spending
Fixtures and finishes are the part you control most directly and the part where the range is widest. The same room can be finished at wildly different costs without changing a single structural decision.
Our view on priority, for what it is worth: spend on the things that are expensive to change later and cheap to get right now. That is the waterproofing, the falls, the extraction and the shower screen. Tapware, mirrors, accessories and even the vanity can be upgraded in five years without touching the room’s structure. A membrane cannot.
The things that quietly add up
A few items surprise people because they are not obviously part of a bathroom. Waste removal is one: a strip-out generates a serious volume of heavy rubble and it has to go somewhere. Access is another, particularly on a sloping block or in a unit where everything is carried. Making good the rooms either side is a third, since doorways, cornices and floor junctions rarely survive untouched.
In a unit, add the approval process, the building’s shorter working hours, and protection of common areas.
