Trinity Beach is a genuine mix, and the first question on any job here is what sort of building we are working in. The suburb runs from freestanding houses on the slope behind the beach down to a dense band of duplexes, townhouses and low-rise unit blocks within a couple of streets of the sand. Those two categories are almost different trades.

If it is a unit or a duplex

Anything in a scheme comes with an approval process before it comes with a renovation. The body corporate will generally want to see the scope, evidence of insurance, the hours proposed and how access and waste are handled, and many will want the waterproofing certificate lodged at the end.

That adds lead time which has nothing to do with trade availability. A committee that meets monthly effectively sets the start date. It is worth beginning that conversation while a quote is being prepared rather than after it is accepted.

The other thing worth establishing early in a duplex or a small block is where your lot ends. Shared stacks and common property walls are frequently not where owners assume, and the difference decides who pays for what if something behind the wall turns out to be failing.

The eighties and nineties blocks

A good deal of the unit stock immediately behind the beach went up in the eighties and nineties, and those bathrooms are now well past the point where the original waterproofing can be assumed to be working.

In a stacked building that is not a private problem. A membrane that has given up in an upstairs unit shows up as a stain on the ceiling of the unit below, and at that point it stops being a renovation and becomes a scheme matter with two owners and an insurer involved. If your building has already had one of those, the committee is usually far more willing to approve a proper renovation than to sign off another patch.

What the salt does

Close to the water, anything metallic in a bathroom lives a shorter life. Shower screen rollers and bottom tracks corrode, tapware and towel rails pit, hinges stiffen, and the exposed fixings on a frameless screen are often the first thing to go.

Two practical consequences. The first is that hardware quality is worth more here than it is inland, and the cheapest screen in a catalogue is a false economy within sight of the beach. The second is that a shower screen failing is a very common reason a shower starts leaking at the base, because a corroded track no longer holds its seal. That is a repair rather than a rebuild, and it is worth checking before assuming the worst.

Houses on the hill

Away from the flat, the housing is mostly freestanding and mostly newer, and it renovates like any other house of its era. The one local particular is that the elevated blocks catch more wind and more driven rain, and bathrooms with louvre windows on the exposed side take water in ways their owners have usually stopped noticing. Where that is happening, the window is worth addressing in the same job, because no amount of waterproofing inside the room fixes water arriving through the opening.
