What actually decides whether a bathroom lasts

Almost every bathroom is chosen on the things you can see: the tile, the tapware, the vanity, and the price at the bottom of the quote. None of those decide whether the room is still sound in ten years. What decides that is the fall of the floor to the waste, the detailing of the membrane at the junctions, whether that membrane was given its full cure before anybody tiled over it, and whether the extraction actually moves air out of the building.

Every one of those is invisible on handover day. That is the awkward truth of this trade: the difference between a good renovation and a bad one is largely undetectable at the moment you pay for it, and becomes obvious about three years later. It is also why the cheapest quote in a set of three is worth reading very carefully rather than celebrating.

What is different about doing this in Cairns

A bathroom here never really dries. The humidity means silicone, grout and plated hardware all run through their service life faster than the same materials would further south, and a membrane gives up its moisture into air that is already close to saturated, so a cure that a datasheet puts at a day can genuinely take longer.

The other local particular is the housing stock, which varies more than most cities of this size. A highset timber house in Edge Hill has its drainage reachable from the subfloor, so moving a fixture is affordable. A slab home in Smithfield or Redlynch does not, so the same change is a concrete cutting job. A unit at Trinity Beach or Palm Cove brings a body corporate, a shared stack and approved working hours. Knowing which of those you have decides most of what a renovation costs, and it is why we will not price a bathroom from a photograph.

What we will not do

We will not tile over a membrane that has not cured, even when the program is tight and the delay is ours to absorb. We will not sell a regrout on a shower whose membrane has failed, because it will look excellent for a few months and then leak again and you will have paid twice. We will not give you a fixed price for a room nobody has stood in, because a number like that has a variation built into it on purpose and everybody in the conversation knows it.

And we do not publish prices. Any figure on a page would be a figure for somebody else's bathroom, and the spread across the jobs we quote is wide enough that it would mislead most people reading it.

What you will be told, including when it costs us the job

If a shower can be repaired rather than rebuilt, you will hear that, and the repair is a fraction of the job you were expecting to buy. If the thing you want will not fit in the room, you will hear it at the quote rather than after the strip-out. If a bath is worth keeping for resale given the sort of property you own, we will say so even though a shower conversion is the easier sale.

The one thing that will never be soft-pedalled is what turns up behind the wall. Whatever is found on strip-out gets shown to you and priced the day it is found, before anything is covered over. That conversation is uncomfortable and it is a great deal less uncomfortable than the version where it appears on the final invoice.
